The Quick Answer

A commercial umbrella adds extra liability limits above your underlying policies, typically general liability, commercial auto and employer's liability. When a serious claim, such as a badly injured customer or a major auto accident, runs past those limits, the umbrella can respond to the rest, up to its own limit. In Ohio, workers' comp comes through the Ohio Bureau of Workers' Compensation (BWC), so employer's liability usually comes from a stop-gap endorsement, and we check that the umbrella lines up with it. Many leases, lenders and contracts require umbrella limits. eGoodwin Insurance is an independent agency in Marion and Powell that compares multiple carriers. Call (740) 387-8335.

Commercial Umbrella, The Short Version

The claim you hope never comes. Planned for anyway.

Picture a customer badly hurt in your store, a tenant injured on an apartment stairway, or a company vehicle in a serious accident on I-71. Medical bills, lost wages and legal costs on a claim like that can climb past the limits on a typical liability policy. Whatever your policy doesn't pay could come out of the business, its assets or its future earnings.

A commercial umbrella is extra liability coverage that sits on top of your existing policies. When a covered claim uses up the underlying limit, the umbrella can pick up from there, up to its own limit. It doesn't matter how carefully you run things. A single bad day can create a large claim, and that's what the umbrella is for.

We're an independent agency, so we shop umbrella coverage across several insurance companies and make sure it fits the policies underneath it. Mark Goodwin has been a licensed insurance professional since 1990, and our offices in Marion and Powell work with businesses throughout Ohio.

What a commercial umbrella sits on top of. And what it doesn't.

An umbrella follows the policies under it. These are the usual underlying layers, plus the details we check so nothing falls between them.

Underlying
GL

Over General Liability

Customer injuries, property damage and similar claims at your location or from your work. When a serious claim exhausts the general liability limit, the umbrella can respond to the rest.

Underlying
Auto

Over Commercial Auto

Vehicle accidents are one of the most common ways a liability claim gets large. An umbrella can add limits above your commercial auto policy, including hired and non-owned auto if it's on the underlying policy.

Stop-gap

Over Employer's Liability

Ohio workers' comp comes through the BWC and generally doesn't include employer's liability. That usually comes from a stop-gap endorsement, and an umbrella may extend above it. We confirm the pieces line up.

Lease & Contract Requirements

Landlords, lenders, property managers and larger clients often require a minimum umbrella limit and specific wording. Send us the contract and we'll match the coverage and the certificate.

Choosing a Limit

Umbrellas are sold in layers, often starting at $1 million. The right limit depends on your foot traffic, vehicles, properties, contracts and what you have to protect. We'll walk through it with you.

What It Usually Won't Cover

Umbrellas generally don't cover your own property, professional errors, employment practices claims or cyber events. Those need their own policies, like EPLI, cyber and professional liability.

Does a lease or contract require an umbrella?

Send us the insurance section of the lease, loan or contract. We'll tell you what it asks for, check your current limits and shop the umbrella across several carriers. Free review.

Who needs a commercial umbrella. More businesses than you'd think.

Size doesn't decide it. Exposure does. These are the businesses we most often talk with about umbrella limits.

How It Fits

An umbrella works from the bottom up. So the bottom has to be right.

Underlying limits matter

Umbrella carriers usually require minimum limits on the policies underneath. If an underlying policy lapses or carries a lower limit than required, there can be a gap you'd have to cover yourself. We line up the general liability, commercial auto and employer's liability limits with the umbrella before you buy.

Ohio workers' comp and stop-gap

Ohio is a monopolistic workers' comp state, so coverage for injured employees comes through the Ohio Bureau of Workers' Compensation (BWC). BWC coverage generally doesn't include employer's liability. A stop-gap endorsement, often added to general liability, can fill that gap, and many umbrellas can list it as underlying coverage. We'll check how yours is set up. This is general information, not legal advice.

Business umbrella vs. personal umbrella

A commercial umbrella covers the business. A personal umbrella sits over your own home and auto policies. Many business owners carry both. For the rest of your program, see our business insurance overview.

Commercial umbrella questions. Straight answers.

What is commercial umbrella insurance?

It's extra liability coverage that sits above your business's underlying liability policies, typically general liability, commercial auto and employer's liability.

When a covered claim uses up an underlying limit, the umbrella can pay the rest, up to its own limit. Exact terms depend on the policy.

What's the difference between an umbrella and excess liability?

The terms are often used loosely. In general, an excess policy follows the terms of the policy underneath it, while some umbrellas may also cover certain claims the underlying policy doesn't, subject to a retention.

Wording varies by carrier, so we'll show you what yours actually does.

Does a commercial umbrella cover employee injuries in Ohio?

Injured employee benefits in Ohio come through the Ohio Bureau of Workers' Compensation (BWC), not an umbrella. BWC coverage generally doesn't include employer's liability, which is usually provided by a stop-gap endorsement.

Many umbrellas can sit over stop-gap employer's liability. We'll confirm how your policies line up. This is general information, not legal advice.

How much umbrella coverage does my business need?

There's no single right answer. It depends on your foot traffic, vehicles, properties, contract requirements and what the business has to protect.

Many umbrellas start at $1 million and go up in layers. Tell us about your operation and any contracts, and we'll help you choose.

Why do leases and contracts require an umbrella?

Landlords, lenders and larger clients want to know a serious claim tied to your work or your space won't fall back on them. A required umbrella limit is one way they manage that.

Send us the insurance requirements and we'll match the coverage and the certificate wording.

What doesn't a commercial umbrella cover?

Umbrellas generally don't cover damage to your own property, professional errors, employment practices claims or cyber events. Those risks need their own coverage, such as EPLI, cyber liability and professional liability.

Exclusions vary by policy, so we'll go through yours with you.

Is my personal umbrella enough if I own a business?

Usually not. A personal umbrella sits over your personal home and auto policies and generally excludes business activities.

If you own a business, you'll typically want a commercial umbrella for the business and a personal umbrella for your household.

How much does a commercial umbrella cost?

It depends on your industry, vehicles, locations, underlying limits and claims history. Compared with the protection it adds, many businesses find it reasonable, but there's no one price for everyone.

Because we're an independent agency, we shop your coverage across several carriers and compare. Call us and we'll quote your actual operation.
